CLOSE FIFTH AVENUE DEALS.
Two More Transactions Are Consummated, Making Five in One Week.
EXCHANGES FARM LAND FOR CITY RESIDENCE.
Many Hill Properties and Suburban Homes Change Hands on Saturday.

TWO more sales in outer Fifth avenue were closed up yesterday, making the fifth sale during the present week. The activity in outer Fifth avenue has become the most interesting feature of the Pittsburg real estate market, although the cause for the sensational transactions in property is hard to find. The properties in this thoroughfare which changed hands yesterday are valued at $67,500.

The largest sale for outer Fifth avenue property was closed up yesterday by H. M. Berman, of the Merchants Savings and Trust Company, who sold for Morris Kaufmann to Dr. J. J. Buchanan the holdings at 1414 Fifth avenue, adjoining the Merchants Savings and Trust Company, for $35,000. The lot fronts 25 feet in the south side of Fifth avenue, and has a depth of 112 feet to Ann street. It is improved with a three-story brick building used as a store and dwelling. The price per front foot was $1,400, or $12.50 per square foot. The purchaser bought for investment.

Increase in Price.

The other sale in outer Fifth avenue yesterday was made by the Aronson Realty Company. They sold for Attorney A. C. Stein to R. Trauerman the property at 1817 Fifth avenue, for $32,500. The lot fronts 44 feet on the north side of Fifth avenue, opposite the High school, and has a depth of 195 feet to Colwell street. It is improved with a three-story brick dwelling. The purchaser is a new investor in property beyond the hump. Mr. Stein recently purchased the property through the same brokers from Anthony C. Dean, for $28,000. He clears $4,500, less the broker's commission of $650, on the property in about five weeks. The price per front foot in the last sale was about $740, or about $3.75 per square foot, which is very reasonable when compared with other prices that have been paid in outer Fifth avenue.

Fourteenth Ward Sale.

An interesting transaction which was closed up several days ago just came to light yesterday, when the deed was recorded for the F. C. Meskimen property at the southwest corner of Craig and Winthrop streets, Fourteenth ward. The property was purchased by J. C. Fisher for $50,000. The lot fronts 100 feet along Craig street and has a depth of 140 feet. It is improved with a substantial old center hall brick residence, which contains about 24 rooms and nearly all of the latest improvements. The price per front foot was $500, or $3.60 per square foot. The property is opposite to the M. E. Morris residence, which was sold some time ago by the Commonwealth Real Estate Company for $15,000. The lot of the latter property is 40 × 140 feet, the rate per front foot being only $375. The improvement, however, is not as costly as that on the Meskimen property.

Company Is Incorporated.

Announcement was made yesterday by Oliver P. Nicola that the Schenley Farm Company had been incorporated, with a capital stock of $500,000. The incorporators are F. F. Nicola, Charles Donnelly, O. P. Nicola, A. G. Nicola and G. M. Seaman. This is the company which purchased the large Schenley farm in Oakland two weeks ago for $3,000,000. The officers have been elected as follows: President, F. F. Nicola; vice president, Charles Donnelly; secretary, O. P. Nicola; treasurer, G. M. Seaman. The deed from the trustees of the Schenley estate in America will be made direct to the Schenley Farm Company, which will operate the property in the future.

The office of the company is at present with Nicola Bros. Co., in the Farmers bank building, but after April 1 will be in the double house at the end of Oakland terrace, known as Casey's row, which house is on the corner of the proposed extension of the Grant boulevard. The company will have their plans completed before April 1, and expect to spend $400,000 this year in street improvements.

Scattering Realty Sales.

Samuel W. Black & Co. sold for Hattie E. Hepburn, of Tucson, Ariz., her two-story and mansard frame dwelling at the northwest corner of Linden avenue and Dunlevy street, Twenty-second ward, for $5,800. The lot is 45 × 120 feet, the depth extending to Lacy alley. The purchaser buys for a home.

The Real Estate & Trust Company, of Allegheny, sold for Frank S. Stalder to William P. Fritcius 21 × 100 feet, improved with an eight-room modern brick residence, known as 117 Hawkins avenue, Tenth ward, Allegheny, for $45,000 cash. The purchaser bought for a home.

D. Behen & Son sold for J. J. Weisser to Mrs. Ellen B. Harvey 24 2-3 × 100 feet, improved with a seven-room frame dwelling, at 156 Carver street, for $3,625. The same firm sold for John Runnette to P. B. Dilson 75 × 100 feet, vacant, in Lawton avenue, Lincoln park, for $1,050.

Residence for a Farm.

Vet L. Brown has closed up a trade deal involving property valued at about $22,000. He sold for Mrs. Emma Topping to J. F. Gibbs a farm of 225 acres in Elk Creek township, Erie county, Pa., and an agricultural implement business at Girard, Pa., for $11,000. Mr. Gibbs gives in payment a 12-room, solid brick residence in Fayette street, Allegheny.

Vet L. Brown has formed a partnership with A. D. Starrett and the new firm has leased business offices on the second floor of the Fitzsimmons building in Fourth avenue. The new firm will be known as Vet L. Brown & Co. Heretofore Mr. Brown had confined his attentions largely to farm properties, but the new firm will branch out and expects to do some business in East End holdings.

Good Wylie Avenue Sale.

H. M. Berman, of the Merchants Savings and Trust Company, sold for Isaac Kaufmann to Mike Supowitz 24 × 106 feet, improved with a three-story brick building, known as 1017 Wylie avenue, for $16,000 cash. The same broker reports the following sales: For John Kenan to Seeman & Tannebaum 20 × 120 feet, improved with two brick dwellings, at 1822 Bedford avenue, for $7,800; for N. Levenson to S. Landman 20 × 100 feet, improved with a two-story brick store and dwelling, at 1806 Center avenue, for $8,850, and has leased for Dr. X. O. Weder to Herman Kamin the building at 1029 Fifth avenue for three years. He also leased the Dr. J. J. Buchanan property in Fifth avenue to Wilkofshy, Wolfson & Goldberg for three years at an annual rental of $3,500.

Reports Residence Sales.

The Aronson Realty Company reports the following sales: For Jacob Sloan to Louis Cohen 21 × 130 feet, improved with a seven-room brick dwelling, at 1612 Clark street, for $5,500; for John A. Porter to H. H. Dillon 30 × 95 feet, improved with a nine-room, brick house in Graham street, near Friendship avenue, for $9,000; for Isaac Friedman to Joseph Moskovits 20½ × 60 feet, improved with an eight-room, brick dwelling, in Franklin street, for $4,500; to Mrs. Anne Phillips 40 × 103 feet, improved with a 12-room, reception hall, brick residence, in Stratford avenue, near Friendship avenue, for $13,000; to Charles Guidinsky 35 × 50 feet, improved, in Clark street, near Fulton street, for $5,200. The same company leased to J. G. Schroeder & Co. a three-story brick dwelling in Fifth avenue, near Stevenson street, for two years, at an annual rental of $1,800; to the Union Electric Company the upper floors of 824 Fifth avenue, for a number of years, at $2,400 per year.

Suburbs and Allegheny.

W. L. Scott & Co., of Allegheny, sold for Joseph F. McNeely to S. J. Saxton 60 feet in the Beaver road, extending back to the Pittsburg, Ft. Wayne & Chicago railroad, improved with two frame houses of nine rooms each, at Leetsdale, Pa., for $8,900.

W. F. Weiterhausen, of Allegheny, sold for Christ R. Weller to Charles Irwin 50 × 150 feet, vacant, at Rodgers and Bayne avenues, Bellevue, for $3,000; for Jacob Mutzig to Simon Oberhofer 30 × 53 feet, improved with two dwellings at Nos. 7 and 9 Pike street, Allegheny, for $2,750; for Peter Straub to an investor 16 × 85 feet, improved with a two-story frame dwelling, at 152 Lowry street, Allegheny, for $1,900; for the Reineman estate to Vincent Kecac a one-story frame dwelling at No. 4 Ravine street, Eighth ward, Allegheny, for $950.
